ATLANTA, Ga. (Atlanta News First) — After soaring during the COVID-19 pandemic, Atlanta’s home prices are continuing to drop back down.

According to real estate company RE/MAX’s latest National Housing Report, median home sale prices fell from $395,000 to $385,000 between October 2024 and October 2025. That’s a 2.5% decrease, making it the No. 3 city nationwide for falling house prices.

The city also ranked fourth for the largest increase in available homes and fifth for the highest number of closed sales.

Of the 51 metro areas evaluated, the top five for falling house sale prices are:

CityPercent changeOctober 2025 Median Home Sale PriceOctober 2024 Median Home Sale Price
Tampa, Florida-4%$360,000$375,000
Dover, Delaware-3.9%$349,900 $363,990
Atlanta, Georgia-2.5%$385,000 $395,000
Orlando, Florida-2.4%$400,000$409,990
Portland, Oregon -2.2%$536,995$549,000

Nationally, home sales are up 3.2%, according to the report. However, homes are taking an extra week to sell, averaging 50 days on the market compared to 43 last year.

“October’s numbers show a market that’s adjusting but remains active,” RE/MAX CEO Erik Carlson said in a statement. “Sales are up compared to last year, prices are steady and inventory is giving buyers more options. While homes are taking longer to sell, that can create opportunities for both sides to negotiate and find the right fit.”
